How a new agent markets themselves with no listings yet
Make the agent the story. With no listings to show, a new agent can run short reels about who they are, where they live and why they moved here. It gives buyers and sellers a reason to remember the name before the first sign goes up.
Nancy's reels went out
All three reels for Nancy Loane at Raine & Horne Mangonui were finished on Monday. There were a few rounds of changes on the day. The agency's logo and the REAA licence line went onto reel one, a slow-mo shot of her dog went into reel two, and then reel three was done.
She was happy with them, and she booked us again within a day. That next session ended up being a strategy chat rather than a shoot, so I wrote her up a six week plan for posting the reels, with captions and how to set up a follower ad on Meta.
The thing about debut reels: they aren't selling a house. They're getting people to recognise the agent at the café, which matters a lot in small towns like ours.
You can see one of them on our work page.
Bare land, with video
Haze had two bare land jobs on Wednesday:
- A 12 hectare block on Sandhills Road, Ahipara
- An off-grid block of about 15 hectares on Taumata Road, Taipa
Bare land is mostly a drone job. From the ground it's just grass. From the air you see the shape of the block, where the road comes in and what's around it.
Same-day turnaround
Sturmfel Road in Kaitaia was shot on Tuesday morning. We wrapped at 12:30 and I had the photos edited by just after 4pm, about three and a half hours later. The weather looked iffy the day before, but it cleared and we went ahead.
Quick answers
What should a new real estate agent post with no listings?
Short personal reels work well. Who you are, why the area, what you're like to deal with. We made three for a new Raine & Horne Mangonui agent around her coffee spot, the beach and the gym.
Do you film bare land with video, or just photos?
Both. This week we did two bare land jobs with video, a 12 hectare block at Ahipara and an off-grid block of about 15 hectares at Taipa.
